Senior Building Services Engineer (E&M)

About the role

Bamboo & Steel's Building Services team of eleven covers design coordination, submissions and commissioning across our contracting portfolio. We are not a consultancy — we are the people who have to make the consultant's design actually install in a real riser with real headroom.

The role exists because we have won an industrial redevelopment in Kowloon East with a high-density cooling requirement and a phased handover. It needs a senior engineer who can hold their own with the client's consultant on load calculations, chilled water distribution and standby power, and who can then drive testing and commissioning through to statutory sign-off.

You will lead two engineers and a BIM modeller, and work closely with the project team, EMSD-registered subcontractors and the commissioning agent. Two days a week from home outside of commissioning periods.

What you'll do

• Lead E&M design coordination across HVAC, electrical, plumbing and drainage, fire services and ELV
• Review consultant designs, run independent load and sizing checks, and raise technical queries early
• Resolve spatial coordination in the BIM model — risers, plant rooms, ceiling voids — before installation starts
• Prepare and track statutory submissions to EMSD, FSD, WSD and the Buildings Department
• Manage E&M subcontractors on programme, quality and installation standards
• Plan and drive testing, commissioning and integrated systems testing through to certification
• Advise on energy performance and support BEAM Plus credit submissions

What we're looking for

• Bachelor's degree in Building Services, Mechanical or Electrical Engineering
• MHKIE (BS discipline) or Chartered Engineer status, or eligible to apply within 12 months
• 8+ years across design and site delivery of building services in Hong Kong
• Fluent English and business Cantonese; you will write to consultants in English and run site meetings in Cantonese
• Solid working knowledge of the Building Energy Code, FS Code and EMSD submission requirements

Nice to have

• Data centre or high-density cooling project experience
• Registered Electrical Worker (Grade C or above) or Registered Fire Service Installation Contractor exposure
• Revit MEP and Navisworks clash detection
